Showers, hot tub, and sauna. A pool wouldn't hurt, but childcare and a laundromat sound pretty fire. A spray wall in a cold spot and some crack machines would be the cherry on the top.

The gym I go to has the original architectural plans on the wall and it includes a sauna, yet none was ever built. I feel cheated.

Climbing on the outside of the building (wouldn't have to mask, can train for Alpine in varying weather)

A good gyro vendor

Batting cages (just cuz)

On site chiropractor (for my neck)

Doggy daycare (just let em run around on the ropes like at the crag, cats are OK too)

Hammock station (for non climbing friends)

Photographer (for the Gram, like they have on mountain at Vail Resorts)

Resident beta-sprayer (in case any climber pauses momentarily)

Refill compressed air canisters (for avy float packs)

Just some thoughts (I'm looking at you earthtreks/movement!)

I had this idea previously but haven’t had the space to mention it yet, but I think a gym surrounded by a regulation-size track would be awesome. You could get a decently sized indoor gym on the footprint of a football field or soccer pitch, and perhaps even a small section for DWS. The weight room would be on the first floor and the climbing would be on top to conserve space.

I think it'd be a great idea to have some features that simulate outdoor climbing to prepare gymbies for the true outside experience.

For example, gym staff could occasionally release a couple neurotic dogs who devour your snacks and pinch off voluminous, steaming coils of deuce onto your rope. Over the PA, the employees would intone "It's ok, he's friendly! He's not normally like this!"
