Custer SD Land Advice

Any Custer locals out there willing to provide some advice?

I am looking to buy roughly 2-15 acres of land with decent proximity to climbing. I am from MN, so Custer is an acceptable drive and Ive really enjoyed the climbing there and at Devils Tower. I would also likely use the land as a stopping point as I head further west on longer road trips. I like a lot of the rocky, wooded properties Ive found so far. Seems like a great place for my son to play (I would have loved it as a kid). What I am wondering is, are there any specific areas I should stay away from? Anything in the region I should look out for? Are there areas known to have very polluted (mining?) water making wells impossible? Seems like there are a lot of reasonably priced properties, is that how it has always been or are things changing out there? The properties I have looked at to this point have been less than 30 minutes from Sylvan Lake and less than 20 from the town of Custer. Any advice/warnings is/are appreciated.

You'd be better off buying land/house in Spearfish. More of an actual town than Custer.

Jake Custer is rad and growing...biggest concern is having a well, otherwise you have to haul water.

Dont be so narrow either. Hill City has great schools and keystone is super close to climbing too
