You can use two different bouldery starts and climb toward the right-facing corner and finish at the tree.

Protection

Top Rope: Anchor off tree at top of route with double length slings.

Lead: PG13. Gear is available in 3 horizontal pockets where you need it, but you really need some tricam wizardry to make it safe on the later two pockets.
