Opening a Bouldering Gym In Texas

I am looking into opening a gym in San Angelo, Texas. I have been speaking with a business advisor trying to get numbers together. Anyone run a bouldering gym/co-op that can give me a rough estimate on insurance and utilities? I am planning to start small, roughly a 3,000 sq ft facility, if I can find a good location. We have a university, military base, and a lot of families that could benefit from a climbing gym. Not looking to do auto-belays in the beginning as tall enough buildings are scarce in San Angelo. I have been doing a lot of research into the demographics of San Angelo and the demographics of places in Texas that have climbing gyms already such as the Austin and Dallas areas.
I know it is going to be a pretty penny. Any advice or routes to take to get this idea off the ground would be appreciated.
