I'm in Arvada (80th and Wads)and it'd have to be a pretty sweet setup to drive that far south.

As consumers go, it is sweet. New facility, competition for membership (ie. lower rates from the BRC and Spot) and plenty of new options. You can't beat that on the short term.

But in the long term, word on the street is...
They have no intention of peacefully coexisting with other gyms nearby. Or even health clubs across the the street. Common business sense would say that west Denver deserves and can support a top-tier facility, but well... that's common business sense.

In town sources say, as former BRC employees with an ax to grind, a trust fund to burn, and other big investors to payback, they are going for the home-run. Ie. 2-3 years of running on a loss until the BRC, Rally Sport, and /or the Spot fold from from loosing 15-25% of there gross revenue in membership.

Even in Boulder, existing businesses can't survive like that. So you go big, agressive and survive until they others can't.

As a small business manager myself, I would be incensed by the idea of a couple of former employees with daddy's money trying to put me out of business. That's my 2 cents.

It's not solely about which location is the most convenient for the largest number of potential customers, its also about the cost of the space. I suspect Santa Fe & C470 is much cheaper than the Morrison area. If cost wasn't a factor, it seems the ideal location would be near the intersection of 285 & C470. This would be midway between Highlands Ranch & Golden, adjacent to Lakewood & Littleton, while providing convenient access to those further east, not to mention quick access for the Conifer/Evergreen crowd. Of course, in this location you're competing directly with the Black Hole.

Assuming you lease the building (owning is HIGHLY recommended for a million reasons), $500k-$1m for a moderate to high-end gym. If you build the building, well.... that's another story.

I would disagree with the assertion that a 3 gyms can't coexist. I go back and forth between the Spot and BRC and i would argue that there is enough demand to sustain a third gym for two reasons. One, the Spot and BRC are both completely packed to the point of annoyance on any weekday evening during the winter or when the weather is bad. There are enough people to keep cash flowing into all three gyms.

Second, each gym has its own unique set of "extras" that are offered aside from just plain climbing on plastic. The Spot has Animal Strength, after school programs, and outdoor guiding. Not to mention all of the tournaments and special events that bring in extra cash. The BRC has the CMS and several other classes and guiding type services.

As long as the third gym finds its own little niche outside of climbing on plastic, I think they can survive and not put the other two out of business. Does anyone know for sure where the new gym is getting their financing or are we just speculating? If it really is daddy's money helping some kid get back at the BRC b/c they made him work on Saturday or clean the bathroom that would be really lame.
